Very hard (13-25 gpg by zone), arsenic under active city treatment, high TDS
Scottsdale's 2026 water quality report (2025 data) lists hardness of 13-17 grains per gallon by zone, and the city's hard water fact sheet has historically shown southern zones reaching 22-25 gpg. Total dissolved solids (TDS) measure around 550 ppm — above the EPA secondary guideline of 500 ppm. Arsenic ran 1.2-6.3 ppb in 2025; the City operates arsenic treatment at the Chaparral plant plus three groundwater facilities to stay below the 10 ppb MCL. Water is mostly Colorado River (CAP) plus SRP surface water and groundwater.
Common Scottsdale Plumbing & Water Issues
These are the problems we see most often in Scottsdale homes.
- Very hard water — scale on luxury fixtures and tile
- Arsenic levels requiring active treatment by the city
- High TDS affecting taste and staining glass
- Dry skin and mineral deposits on swimming pool tile
- Reduced efficiency of high-end water heaters and ice makers
Scottsdale’s numbers, zone by zone
Scottsdale is the metro’s most Colorado River-dependent city: its 2026 water quality report (2025 data) shows 71% CAP water, 13% SRP, 8% groundwater and 8% recycled. The same report publishes hardness by zone — 13 to 17 grains per gallon across the city — while the city’s own hard water fact sheet has historically shown southern zones reaching the low-to-mid 20s. Either way, every zone is firmly “very hard,” and the scale on a matte-black fixture or a glass shower panel doesn’t care which document you read.
Arsenic ran 1.2–6.3 ppb in 2025 — the city operates arsenic treatment at the Chaparral plant plus three groundwater facilities to keep it that way — TTHMs reached a 61.3 ppb running average against the 80 limit, and the only PFAS detection was trace PFBS. For homes, that translates simply: a softener or salt-free conditioner for the scale, carbon for the river-water taste, RO at the tap for the rest.
Scottsdale homes from Old Town to DC Ranch
Scottsdale’s median home dates to 1991, which splits the city cleanly: Old Town, McCormick Ranch and the southern zips carry 1970s–80s copper and a real share of polybutylene-era pipe, while Grayhawk, DC Ranch and the north-of-Chaparral corridor are newer copper/PEX where the enemy is scale, not the pipe itself. On 13–17 grain water, high-end fixtures, steam showers, pool tile and ice makers all show hardness first — and they are exactly the finishes worth protecting with treatment rather than re-buying.
Water supply is a live topic here — the city maintains a standing Colorado River shortage page, and the Rio Verde Foothills story ended with a permanent EPCOR standpipe opening January 2026 after years of hauled-water uncertainty. None of that changes what comes out of a Scottsdale tap today; it does explain why testing your actual water and sizing systems to it — rather than to a brochure — is how we quote every job, with the same flat rate across the whole metro.
