Very hard water — 7 to 30+ grains per gallon
Sedona is served by Arizona Water Company. The water is hard calcium bicarbonate — typically 7 to over 30 grains per gallon depending on the zone. Utility reports document the presence of arsenic, chromium-6 (hexavalent chromium), radium, TTHMs (trihalomethanes), and nitrate. While Sedona's water complies with all EPA legal limits, several contaminants exceed stricter EWG health-based guidelines.
Common Sedona Plumbing & Water Issues
These are the problems we see most often in Sedona homes.
- Extreme scale buildup on red-rock-area homes with hard water
- Chromium-6 and arsenic detections above health guidelines
- Radium and TTHM byproducts from disinfection
- Short-cycling water heaters due to sediment and scale
- Hard-water staining on granite, porcelain, and glass
What the two Sedona water utilities report
Sedona is served by two systems — Arizona Water Company for most of the city and the Oak Creek Water District, which has supplied West Sedona since 1953 — with Big Park Water Company and AWC serving the Village of Oak Creek. All of it is groundwater from wells in the Verde River basin. In its 2025 water quality report, AWC lists arsenic between 4.1 and 8.4 ppb (running annual average 7.0) against the 10 ppb federal limit; Oak Creek Water District’s 2025 report shows 4.8 to 9.3 ppb. Compliant — and close enough to the line that an arsenic-rated system or under-sink RO is a rational buy, not an upsell.
On PFAS, AWC’s own reporting states that wells with PFAS levels above standards have not been used to serve customers since 2023 — the utility is managing it at the source, and a certified RO at the kitchen tap adds a second layer for the households that want one.
From Uptown to the Village: Sedona homes
Sedona’s median home was built in 1987 (1991 in the Village of Oak Creek), which puts a large share of the housing squarely in the polybutylene era and the rest mostly in original copper. Between Uptown, West Sedona, the Chapel area and the Village, we see the same pattern: hard-water spotting on glass and fixtures that owners of view homes notice fast, water heaters short-cycling on scale, and supply lines aging quietly behind red-rock-toned walls. A small leak caught early here protects finishes that are genuinely expensive to redo.
Sedona also has a working short-term-rental economy — roughly one in five homes, over 1,200 units by the end of 2024. For an STR, water problems are revenue problems: a scale-spotted shower door shows up in reviews, and a failed heater between guests is a canceled booking. A softener or salt-free conditioner plus a maintained heater is cheap insurance against both, and at 4,360 feet the freeze protection still has to be done right.
